NeighborWorks America Announces Healthy, Sustainable Communities Agenda
NeighborWorks America announced a new national green initiative during a luncheon keynote presentation at “Go Green Now,” a one-day symposium on green building and sustainability. The symposium, hosted by the NeighborWorks Training Institute, was held in Atlanta.

Supported by a $750,000 grant from The Home Depot Foundation, the goal of the initiative is to decrease the environmental impact of the NeighborWorks America headquarters and support its nationwide network of community development organizations in bringing “green” tools, building techniques and healthy environmental impact to urban, suburban and rural communities.

NeighborWorks America Seeks Nonprofit Solutions to Growing Number of Empty Homes in Neighborhoods Across the Country

NeighborWorks America, along with its network of more than 230 local housing nonprofit organizations, is concerned about the thousands of homes that may be left vacant due to the ongoing foreclosure crisis. As a result, NeighborWorks America is working with other leading national nonprofit organizations and local partners to develop a multi-faceted plan, including a national partnership structure that could negotiate the discounted acquisition of real estate owned (REO) properties for the benefit of local communities. Top neighborhood stabilization strategies under development include a national entity created by nonprofit organizations to facilitate the disposition of REO properties. Pilot projects are also underway in local communities to rehabilitate abandoned properties into affordable homes or quality rental units.

Wells Fargo to Give $1.5 Million to National Homeowner Counseling Organizations

NeighborWorks America, the National Foundation for Credit Counseling and the Housing Partnership Network will each receive $500,000 Wells Fargo grants. The organizations, leaders in a variety of homeownership and foreclosure prevention campaigns, including the HOPE NOW Alliance, will distribute the money to local nonprofit housing agencies that are working every day with homeowners struggling to pay their mortgages. SONYMA and NeighborWorks America Agree to Promote Homeownership in New York’s Underserved Communities

The State of New York Mortgage Agency (SONYMA), which offers low cost mortgages to first-time homebuyers, and NeighborWorks America have agreed to form a partnership to promote homeownership in underserved neighborhoods in New York State.

Under the one-year, $450,000 agreement, NeighborWorks America’s Northeast District and six local New York NeighborWorks organizations will work with SONYMA to increase awareness of SONYMA’s products in low-income and minority neighborhoods where the agency’s mortgages would be most beneficial. NeighborWorks America and Rebuilding Together Partner to Assist Low-Income Homeowners

NeighborWorks America and Rebuilding Together have announced a new partnership that will allow both groups to better serve low-income homeowners in urban, suburban and rural areas, especially older persons and persons with disabilities. Partnership elements will include local affiliate outreach and collaboration, sharing of training opportunities, referral and information sharing, and strategic alignment with other nonprofit organizations.

“NeighborWorks America looks forward to collaborating with Rebuilding Together and its affiliates,” said NeighborWorks America CEO Ken Wade. “We will capitalize on the unique strengths of each organization to address the nation’s affordable housing needs and strengthen communities.” Learn more.

 
NeighborWorks America and the National Baptist Convention Launch Regional Foreclosure and Homeownership Initiative
NeighborWorks America and the National Baptist Convention of America (NBCA) are joining forces to stem the rising tide of foreclosures and provide affordable homes in the Southeastern United States. NBCA will use the funds to host foreclosure workshops for members of its congregations and the communities they serve, train staff counselors in foreclosure counseling, and leverage dollars to help build affordable homes in New Orleans. NeighborWorks America Announces Six Months Results of Foreclosure Prevention Awareness Campaign
NeighborWorks America has announced that since June 25, more than 200,000 homeowners have called the national foreclosure prevention hotline — 888-995-HOPE — managed by the Homeownership Preservation Foundation. The hotline is a critical component of the NeighborWorks America foreclosure prevention public service awareness campaign launched by the National Ad Council. Learn more.

NeighborWorks Sends FY '09 Budget Justification to Congress

NeighborWorks America submitted its FY 2009 Budget Justification to Congress on February 4. It requests a federal appropriation of $150 million for FY 2009 (the fiscal year starting October 1, 2008). This amount reflects:

  • A base budget of $125 million (which would be a 4 percent increase over the FY 2008 base budget) to continue to provide the highest caliber financial and programmatic support to NeighborWorks organizations and the broader community development field in an increasingly challenging environment; and

  • An additional $25 million to allow NeighborWorks America to continue to administer a mortgage foreclosure mitigation program providing grants to housing counseling intermediaries, state housing finance agencies and local NeighborWorks organizations to address the nation's foreclosure crisis.

NeighborWorks Southern District Director Recognized by Georgia Senate

In late January, Southern District Director Don Phoenix was publicly recognized on the floor of the Georgia State Senate, along with our new partner, the National Baptist Convention of America. The Senate passed Resolution 757, to recognize and commend NeighborWorks America, The D&E Group, HUD, the Federal Reserve Bank of Atlanta and others who are working together to host free seminars designed to reach at-risk home buyers and inform them of available resources. 

The resolution was the result of a series of foreclosure workshops that the Southern District, The D&E Group and partners organized during the month of January under the theme “Keep Your Dream Alive — Preserve Homeownership.” These free consumer events attracted more than 1,000 at-risk homeowners who were able to speak with counselors from the NeighborWorks network, local housing agencies and loss mitigation representatives from Washington Mutual, Litton Loan Servicing and others.

Enterprise Green Communities Grants, March 5 Meeting, April 11 Deadline
On Wednesday, March 5, at 2 p.m. ET, Enterprise Green Communities will hold a 60-minute online meeting to review the application process for Green Communities Grants — awards of up to $50,000 per project for developers committed to providing green affordable housing. Applications must be received online by April 11, with awards being made by the last week in June.

Videos Sought Showing Positive Change in Communities, March 26 Deadline
Everyday Democracy is offering a $1,000 prize for the best video showing how a person created positive change in a community. The winner will be selected by Everyday Democracy and announced on the organization’s Web site and made available on You Tube. The winning film, as well as the second and third runners up, will be shown on the organization's Web site and at their national conference on June 13.
 
Mary Kay Ash Charitable Foundation Shelter Grant Program, June 30 Deadline

The Foundation supports nonprofits nationwide that aid the victims of domestic violence. Its shelter grant program provides $3 million annually for the operating budget of shelters, with the exception of travel. The grant range is $20,000 per shelter. Application [PDF]

Foreclosure Counselor Training

NeighborWorks America recognizes the critical role professional homeownership educators and counselors play in stemming the foreclosure crisis. Throughout 2008, the NeighborWorks Center for Homeownership Education and Counseling (NCHEC) will significantly increase the amount of time-sensitive training to counselors on the front line — at NeighborWorks Training Institutes and locally, in cities across the country. Course topics target the needs of all counselors, from fundamental classes such as Foreclosure Basics and Introduction to Housing Counseling to Advanced Foreclosure: Case Study Practicum and Advanced Residential Lending. Practitioners can even be certified through the
five-day Foreclosure Intervention and Default Counseling Certification, Part I course. A limited number of tuition scholarships and lodging stipends are available to attend this unparalleled training. Scholarships Available for National Foreclosure Mitigation Counseling Training Program

In 2008, the NeighborWorks Center for Homeownership Education and Counseling (NCHEC) has a new scholarship opportunity for practitioners to take advantage of valuable homeownership training. The National Foreclosure Mitigation Counseling (NFMC) Training Program is open to all 501(c)(3) organizations and provides fully-paid training and lodging scholarships to attend essential foreclosure-related courses sponsored by NCHEC.  Now, along with the NCHEC/HUD training program, there are even more opportunities to apply for scholarships to attend training through the NeighborWorks Training Institute and place-based training events. New Affordable Housing Certification Program for Historically Black Colleges and Universities

NeighborWorks America is pleased to collaborate with Danya International, Inc. and the U.S. Department of Housing and Urban Development to offer a new and exciting community development program for Historically Black Colleges and Universities (HBCUs). The HBCU Affordable Housing Finance Certification Program seeks to help selected participants gain the skills and experience necessary to develop and successfully manage sustainable housing and economic development projects for the HBCU and its community development corporation (CDC) partner.  Learn more.

Research Paper: The Use of Social Capital in Borrower Decision-Making
In a new study published by NeighborWorks America and the Joint Center for Housing Studies of Harvard University, researcher Cassi L. Pittman brings to light the social factors that influence a borrower’s choice of a lender and mortgage product. Pittman was a participant in the Fellowship Program for Emerging Leaders in Community and Economic Development. Through in-depth interviews with 32 borrowers, this research highlights how borrowers seek mortgage credit and evaluate their mortgage options. It also demonstrates how borrowers make use of their social networks (friends and family) when making their decisions and addresses why African American borrowers disproportionately have higher priced mortgages. Understanding Consumer Credit Symposium Resources Online
The Joint Center for Housing Studies hosted Understanding Consumer Credit: A National Symposium on Expanding Access, Informing Choices, and Protecting Consumers, with the support of the Ford Foundation, Freddie Mac, and NeighborWorks America. The symposium brought together industry and public sector leaders to explore ways to achieve improved market efficiencies in the consumer credit system, while preserving the choice and access that borrowers with limited financial means and/or sub-par credit records now have.
